RV park & campground
You fell for the property. Now find out what the season is worth.
Two years of booking exports and electric bills show how many site-nights actually sold, and which months sold almost none. Neither is a number the seller typed.

Cash flow model · RV park business plan · red-flag checklist
- Nightly RV & tent sites (transient)$184,000
- Cabins & rental units$61,500
- Monthly, seasonal & annual sites (long-term)$77,200
- Ancillary income$38,400
The view isn’t the business. The site-nights are.
- One occupancy number covers the whole year. You already know July and February weren’t the same month.
- Some sites are rented by the month to people who live there. That’s a different business.
- Nobody’s said when the septic was last pumped, or what the well tests at.
- If the electric isn’t submetered, every long stay’s power is on your bill.
Three moves, in this order.
1. Pull the electric bills. Twelve to twenty-four months, from the utility — power tracks real occupancy, and flat power under rising revenue has a story.
2. Get the booking exports, not a summary — site-nights by month and by site type. Then split the revenue three ways: nightly, long-term, store.
3. Check what’s left against the loan, month by month, so you see the off-season drawdown instead of discovering it.
You end up with a number for February, not just July.

No hype. No loan promises.
This won’t get you approved and it won’t tell you whether to buy. It helps you build the number yourself, early, while walking away is still free.
It’s built for buying a park that already exists. If you’re building one on raw land, there’s nothing to check yet.
We’re not lenders, brokers, attorneys or accountants. Where a question needs one, the files say so.
