Roofing

One hailstorm can look exactly like a growth trend.

Insurance restoration work arrives in a spike and then leaves. Enter the last three years separately — never as an average — and the storm shows itself.

Cash Flow TemplateExample
  • Insurance-funded revenue, year one (%)68
  • Insurance-funded revenue, year two (%)44
  • Insurance-funded revenue, year three (%)31
  • The weakest of the three years31%

An average is where a storm goes to hide.

  • The license the company works under may be the seller’s, held by one qualifying individual.
  • Three years averaged into one number. The listing doesn’t say which year was the hail.
  • Every roof the seller installed carries a labor warranty. You honor it, with your crews, on jobs you weren’t paid for.
  • Deposits taken for roofs not yet installed. That cash is in the seller’s account.

Three moves, in this order.

1. Start with the license. Whose name it’s in, who the qualifying individual is, and what happens to it at closing.

2. Enter the three revenue years separately, and split out what was insurance restoration. An average is exactly what hides a single storm.

3. Check what’s left against the loan, priced against the weakest year as well as the best. Debt coverage, break-even and twelve months of cash flow, at the crew model you’d actually run.

You end up with a number that survives a year without a storm.

A roofing valuation is only as good as the year you price it on.

No hype. No loan promises.

This won’t get you approved and it won’t tell you whether to buy. It helps you build the number yourself, early, while walking away is still free.

It can’t tell you whether the crews will stay, and a licensing question needs your attorney.

We’re not lenders, brokers, attorneys or accountants. Where a question needs one, the files say so.

Price it against the year without the storm.
